How We Calculate Moving Costs in the UK

Our estimates are built on the same cost factors used by professional UK removals companies — property size, volume, extra spaces, distance, access, packing, labour, vehicle requirements, location and seasonality.

Important:Our calculator gives an estimated price range, not a guaranteed quote. The final price from a removals company depends on the exact inventory, access conditions, date and services you choose. A more accurate quote usually follows an inventory, photos or a short video survey.

1. Property Size

Property size is the starting point of any UK removals estimate, but it is never the only factor. We use these standard UK property bands:

Bedroom count is a useful guide, but it can be misleading on its own. A lightly furnished 3-bedroom house can sometimes cost less to move than a heavily furnished 2-bedroom flat full of wardrobes, sofas, books and appliances. That is why our calculator goes further and looks at volume next.

2. Estimated Volume

Volume is one of the most important factors in any house removal cost. UK removals companies usually price jobs in cubic feet (ft³) because volume determines van size, crew size and loading time.

Volume is influenced by furniture, appliances, boxes, bulky items such as pianos or gym equipment, and soft furnishings. Two homes with the same number of bedrooms can have very different volumes — and very different costs.

This is one of the most overlooked parts of UK removals pricing. Extra spaces are added on top of the base property estimate because they almost always contain additional volume that must be loaded, transported and unloaded.

This is why a 3-bedroom house with a full loft, garage, shed and garden furniture can be priced closer to a 4-bedroom move — the total volume is simply higher.

4. Distance Between Addresses

Distance affects fuel, travel time, staff hours, vehicle availability and planning. We use four UK distance bands:

  • Local moves are usually completed in a single day.
  • Mid-range moves can usually be completed in one day but include more fuel, travel time and crew hours.
  • 201–399 mile moves may require early starts, longer working hours or careful overnight planning depending on volume and access.
  • 400+ mile moves are usually treated as two-day moves. The team may need to load one day and deliver the next, allowing for travel, unloading, legally required rest periods and the return journey.

5. Access Conditions

Access can change the price of a move more than people expect. We consider:

  • • Floor level (ground, first, second, third+)
  • • Lift availability and lift size
  • • Number of stairs
  • • Long carry distance from door to van
  • • Parking restrictions or red routes
  • • Narrow roads and tight corners
  • • Parking permit requirements
  • • Distance from entrance to vehicle
  • • Large or awkward items (corner sofas, American fridges, pianos)

A 2-bedroom third-floor flat with no lift and restricted parking can easily cost more than a 3-bedroom house with driveway parking and easy access.

6. Packing Services

Packing is usually priced separately because it adds labour hours and material costs.

9. City and Regional Weighting

Removals costs vary across the UK. Our model applies a location weighting based on the pickup and delivery postcodes.

  • London and large cities (Manchester, Birmingham, Edinburgh, Bristol, Glasgow) often cost more due to higher labour rates, congestion, parking restrictions, congestion charges, ULEZ, permits and operating costs.
  • Rural and remote areas can add travel time, longer empty-leg journeys and limited crew availability.

10. Seasonality and Demand

Removals prices respond to demand. Higher-demand periods include:

13. Example Calculations

Example 1 — Straightforward local move

3-bedroom house, local move under 25 miles, easy driveway parking, standard furniture volume, no packing, Wednesday date.

This sits towards the lower to middle of the typical 3-bedroom range. There is no long-distance travel, no parking permit, no extra packing labour and no weekend premium. One vehicle and a 2–3 person crew can usually complete the job comfortably in a day.

Example 2 — Hidden volume and demand premium

3-bedroom house with a full loft, garage, shed and garden furniture, restricted street parking, full packing service, Friday end-of-month date.

This is likely to be priced closer to a 4-bedroom move. The extra spaces add several hundred cubic feet of additional volume, full packing adds labour and materials, restricted parking adds long-carry time, and the Friday end-of-month date sits in peak demand.

Example 3 — Two-day long-distance move

4-bedroom house, 420-mile move from the South of England to Scotland.

A move of this distance is normally a two-day job. The crew loads on day one, drives a portion of the route, takes legally required rest, and unloads on day two. The price includes fuel, vehicle costs, crew hours, overnight accommodation and the return journey.

No online calculator can know the exact weight of your belongings, the exact access at your new address, or the exact crew availability on your moving date. A single fixed number would be misleading. Because real removals prices vary with inventory, access, date and services. A range is more honest and more useful for budgeting than a single fixed number.

What affects the cost of a house move the most?

Do extra spaces like garages and lofts increase moving costs?
